   Thanks for sharing that with us this past weekend, Cory. We appreciate the time and effort you’re spending with investors in the club.

   I agree that starting a real estate business involves both a strong future orientation on the part of the businessman as well as a concrete working out of that energy into a concrete plan of action. Most people who try to get into real estate don’t have VPP and never make it past the stage of buying courses.

   John,

   How many letters or postcards do you send out? We send out 200-400 letters every month. Response rate is 2-6%. (about 6-18), and only meet half those in person. We got one from a referral that we haven’t even succeeded their own short sale yet. They liked how we treated them like real people, gave them options, and was upfront and honest. We do steer them toward the right decision, but we do it nicely… not “You are going to LOOSE your house so do it NOW!”.

   Go to http://www.templatemonster.com to get a professional looking template. I would stay away from “FULL FLASH” sites unless you know how to edit them. A partial flash or non flash okay. Or you could hire a teenager computer nerd or college student to help you design it. It will make your site look professional. Look at all the other investors websites and copy what they do.

   I’d also add that Flash is hard for search engines to index if it’s not done correctly:

   When I was sending out letters, I got an 18% response rate. Anyone who wants to know how I did this is welcome to sign up for my guru program.

    Every single home owner that Angelina and I visit, we get under contract. EVERYONE. Except, of course, the roach city house.
